Local landowners can now access affordable, low cost living solutions courtesy of the MagWall building system – a Canadian construction patent that was developed to address concerns and deficiencies related to residential and commercial construction. The system uses MagBoard, which is a magnesium oxide sheathing that is used make structural insulated panels (SIPS).

A single sheathing is glued to either side of an insulated foam to make a panel. Each block of foam has three vertical slots to accommodate electrical wiring and a steel rod. The steel rod’s function is to secure the roof to the foundation. Panels are glued and interlocked to form the structure of the homes.

The panels have been rigorously tested and found to be termite, mould, water and fire resistant. They are also hypoallergenic (chemical free, as it is entirely composed of natural and organic constituents), energy-efficient, low maintenance (painting etc) and engineered with flexibility to withstand natural disasters.

All the models are fully-expandable with moderately-sized bedrooms and bathrooms and an open plan living, dining and kitchen area. The cost of the one-bedroom model ranges from $2 – $2.5 million; the two-bedroom model with two bathrooms goes for $4 – $4.5 million and the three-bedroom, two-bathroom model fetches between $5 and $6 million. There is the choice of a flat or vaulted roof, with the latter attracting the higher of the listed costs.

MagWall Jamaica is the development company deploying the solution locally. The management team consists of Sam Catling, CEO, Glenn Clydesdale, COO, Richard Catling, CFO and Jamie Saulter, Factory Manager. Saulter gave Pree Jamaica a tour of the three-bedroom model at the company’s Kingston Free Zone location.

Saulter stated that all the models are turn key with high-end fixtures and finishing. Completion time is estimated at 30 days from the time the foundation laid. He also added that the cost of the homes should not escalate, as the assembly of the panels requires very little specialised skills and is done at the factory.
